If anyone is looking for a good AI digital staging site, Virtual Staging AI is pretty amazing!

I just pay $30 for the month every time I have a new listing and cancel after. You can do as many variations as you want, with different styles, which Is why I loved it!

As a realtor, I'd suggest wholesaling / listening to all of those podcasts, and using those techniques to find an owner financed deal. 

House hack that already great deal, live in it while you renovate it, and sell it in 2 years to gain some pretty great capital to jump start further investment endeavors. 

Being a realtor can handcuff you in some ways when dealing with wholesaling / marketing and you don't need to be a realtor to do owner finance deals, just a good lawyer!

Investment Info:

Single-family residence buy & hold investment in Raleigh.

Purchase price: $205,000
Cash invested: $30,000
Sale price: $450,000

Bought this house on market, but listed with a commercial broker who didn't even have the keys until 70 days on market. Reached out and was first in the door, with my offer being accepted after a multiple offer situation (was going to offer 185 before the other deal came in ;) )

Lived in it and fixed it up while doing so, and ultimately sold it for a large profit in this crazy market!

Did most of the work myself!

Huge profit.
