ok I have the payoff from the lender and the owner will sign for me to access the account, payoff, make payments to catch it up, etc. I know the person and they are honest. It's a sad situation and I am just trying to help her. I am just not sure the best thing to do at this point as we only have 2 weeks until it is auctioned.

I am trying to buy a house that is to be sold in a foreclosure auction Nov 8. The wife is willing to sign over rights, power of attorney, etc, or anything else I need for this asap. 

She is getting me an exact payoff today and was told it can still be redeemed up until the day of or the day before the auction (she couldn't remember)

The husband died on June 12th, 2022. She told me there was no will, and it was not a survivorship deed.

She sent me an email (I have attached it to this email) and it shows the loan in the name of his estate.

There are state and federal tax liens, but not 100% sure of the exact amounts but around 10-13k.

So my questions are, how can I buy this? Can I get her to sign, and then I can catch up on payments so it is not sold? Could I pay it off and then wait on probate?
What other options do we have?


I am in Alabama if that makes a difference.
