I'd be happy to talk you through the Chicago market if you'd like! There certainly aren't a ton of deals that are home runs, but I've found a good system to really maximize certain property types.

Since you will be primarily doing this remotely, I would emphasize making sure your team is very hands-on and that you have a very detail-oriented contractor for whatever you do. Trusting them to follow the map you lay out exactly will save you loads of money. Your approach to looking for properties with good "bones" is also fundamental. Construction is very costly in the city, and getting a great building in that respect is key for an investment with a good spread. There are other creative ways to add a good amount of value to properties relatively quickly but you have to know what you're looking for. Chicago is not the most accessible market to invest in, but it can be very fruitful in relation to money invested.

I don't think there will ever be a platform that can accurately price a property, as so many things go into consideration. Bias aside, there really is no replacement for agents regarding these things. We also need to know what your plan is to ensure that it's the right fit for your long-term goals. Even if the property is priced right or a good deal, it may not be the right fit for you. Happy to help if you still need it.
