@Account Closed We added some granite to the kitchen. Comparable comps had it as high as $350 so we started at $339 and have been dropping the price gradually. We do have a realtor that is pushing it. I do believe at this price point people need to LOVE the home. I do think we made the wrong assumption and thought the house would fly.

So my partner and I have a house worth 330k and we have not been able to sale it on the market. We bought it Subject to for 100K but have not been able to sale even after dropping the price to 315K. There is about 180k left on the mortgage and we have not been able to get anyone to bite, even with owner financing. What options do I have left to sell the property?

Yes, we have a realtor and we have professionally staged photos. The realtor is trying to get a hold of a person interested in seller financing.

Hey All,

My business partner and I are using Mojo Dialer and trying something new by getting a list and making some phone calls. I have gained some leads and have called them and left a voicemail but no reply. What have been some techniques you all have seen that was a good follow-up? 

I got some questions from watching the video and I am hoping someone could help me

  1. How can I find out more about the market I live in? This question was inspired by Brandon's comment on needing flood insurance.
  2. I am confused on the 50% rule and the Cash on Cash return
  3. What is a good Monthly Cashflow or Cash on Cash Reutrn if you are House Hacking?

@Joshua D. No I'm 27. My goal is to be worth $100,000 by the time I turn 30.

We are Birthday Brothers. My birthday is June 27th.  Now that I think about it, that probably sounded creepy at first hearing me ask about what day your birthday is. 

My math may be off but is your birthday June 27th?
