A little more info that I have is taxes are $1300 insurance around $800, no HOA fees, all renter are current and have had no issues in the past, tenants pay utilities and the current leases have 6 months and 4 months remaining. Rent comps for duplexs in the area run around $750 so it seems current rent is lower than surrounding area.

I’ve been looking at a duplex listed for $130,000 with current rents at $675 each, building seems to be in good condition and near a college.  I’m new to multi family housing so any input on this would be greatly appreciated.
