In more populated areas of the state single families do not make sense to rent, it's likely you can find duplexes for similar prices as a single family that will rent for more. 2-4 units will make it on the MLS, but NH is has had a low inventory of listings across the board for awhile now which could be why you're not seeing many listings.

I’m a Realtor in the seacoast area and 2-4 unit is what I pay a lot of attention to as it’s also what I like to buy.

I take it you’re specifically interested in looking at commercial multifamily(5+ units)? Occasionally one will be on the MLS, but for the most part many of them you will never see listed. Building relationships with
commercial brokers is how you will find the commercial multifamily. A suggestion would be listening to The Multifamily Wealth podcast hosted by Axel Ragnarson (I may have spelt that wrong) he has been successful in buying multifamily direct from sellers.

Curious as to why out out state rather than say the Lewiston-Auburn area?

It is a great little city and overall I think it is a good place to live.  Draws in good demand for long term rentals as well as appreciation.

Hi Justin, I'm also a househacker in NH currently living in my duplex in Dover, NH with plans to search for my next one in the near future. I occasionally receive emails of off market properties in the Nashua area, I focus on the seacoast, I'd be happy to forward those to you. I'll do a search in my email to see if there has been any recently!

Hi Kevin, Welcome to BP! I live I and invest in the NH seacoast area. NH has good opportunities for both cashflow and appreciation so may be a good idea to start there to get experience before going out of state. What area of NH are you in?

Hi Alaina from the Seacoast of New Hampshire. I live and invest in Dover. Both Jaylan and Johnna gave great insights on NH. Additionally I would add a benefit for you is that you're in great area to be able to invest locally and can invest in your own back yard as they say. Seacoast has great potential for both appreciation and strong rental demand.

There are a couple local meetups that take place here on the seacoast if you would be interested in information on those.

Hi Brian, not sure how close you are to NH but there’s a couple local meetups that happen every month in The NH seacoast area just across the Maine border if that is something that interest you.
