We've all heard the question asked a million times: Should I get my Real Estate License to pursue or assist my Investing career? That's NOT what I"m asking here. The decision has been made to get my license for I believe this will be a huge step for someone that doesn't have the capital or experience to contribute. Being able to access the MLS, find and bring deals to other investors seems to be one of my better options at this point.

I've done some research and found a few establishments to get licensed, but I want to know where you would recommend to go or where you have attended and received a good education in Southeast Michigan.

I've been doing some research on the internet for city demographics, putting together some charts, tables, spreadsheets etc. But it seems that every time I go to update a spreadsheet, or even just do some comparative research, I get some fuzzy numbers. Every site I visit has different numbers for the same cities in the same year.

I'm wondering if anybody knows of a site or resource that can show accurate, up to date demographic information that includes job growth, population growth, trends and the such for individual cities and outlying areas.

@Nicholas Miller I've heard about the head start with HUD homes from a friend, sounds like it could be a huge advantage. But the 1+ year occupancy is new to me- are the rules different compared to a standard FHA from the MLS? I was under the impression that you had to live in the home for 2 out of 5 years.

@George P. No, I don't plan on waiting that long to get another. With this being a primary residence, I would be waiting the 2 years to clear taxes if I want to flip it. Also still contemplating renting it out. We'll see. 

If I were to rent it; Would you suggest aggressively paying down the mortgage, rehabbing, and trying to get the house free and clear? Or go with standard payments, rehab and refinance- I suppose that would be considered the BRRRR method.
