Hi Maria. I can only speak to Overland Park as I've lived here my entire life, and also invest here. Schools are great and growth continues with plenty of room to continue to grow over the decades to come in JOCO. Property values always appreciate at a steady rate here. Your cash flow may not be great depending on how much you're putting down and price range you'll land in. That's the reality of investing anywhere with rates right now though. Potentially purchasing multiple properties with your 1031 to stay at a lower price point and keep your cash flow up, or a multifamily may help. Ultimately, it depends on your longterm goals. Hello!

I am a REALTOR and investor here. I have a 3 bed/1 bath single family home a block away from that property, it rents for $1,600/month. 

1. Yes, with that many owner occupants there’s demand for more rentals.

2. The location within Overland Park would influence the rent rate a bit. Without running analysis on it I’d think $1,200 per month on that one. I had a client with a one bedroom condo across the street from that one and he was getting $1,000/mo. It was completely updated. That particular area is very desirable as it’s close to a very desirable area for some (Prairie Village).

That's a great story!  Congratulations on your success and financial freedom!  My focus has always been on long term rentals or fix and flips but the short term option continues to become more and more appealing. Especially if you can find something that stands out in the mountains, at a lake or near a beach as you've mentioned.
