Thanks Joe, I agree that the profession has many complexities.  I appreciate the reply and the resources you sent me to.  

I have some friends who are setting out on their journey as landlords with a basement apartment. I wanted to find them a guide book on the basics of landlording, something in the 100 page range. I have read several great books but all in the 350+ page range. I was looking for something a little more concise for newbies that focuses on getting good tenants.

Anyone know where good, simple leases can be found? Does it have to be state specific? I see a lot of them that are filled with difficult language.
