@Michael Dumler I thought about but Georgia law doesn't require it for what I'm doing. As long as I'm not trying to impersonate a realtor while not being one I'm fine. I have been told I should still get one just to be safe of any complications.

@Michael Dumler Yes a lead aquisition business model. I joined a facebook group and found an agent with investment properties but no investors. I offered to find them an investor by making a post in the group. One investor replied and I got their contact info, called them, asked some questions, then I informed the investor the agent would call them. They eventually closed on a 520k deal and I made 2% of the sale price.

@Brian L Harris At the moment I want to stick to Metro Atlanta since that is where I live. In the future  I do plan to expand.
