Good on you for looking at investing in the USA. I have been in Ohio for almost two years and I am glad I made the switch. I can recommend @Michal Liviatan Carpenter and her team my first deal was with them. I also recommend using a investor agent as well. Best of Luck.

Quote from @Gurjot Grewal:
I maybe going into contract soon on a duplex. The lender I was planning on using now is requiring 35% down payment since I am Canadian investing in USA. I have another lender who can do 20% but I need to personally qualify (which I dont think will be an issue). I dont want the future deal to fall thru because of financing.
Is it possible to start an application with both once under contract incase 1 backs out?
Is this frowned upon?
This isn't a bad practice at all. Rates, Terms and Fees vary greatly so it is a smart move to know your options.

Quote from @Sanjai Dayal:
I am moving from Canada to Wilmington, NC in January 2023.
I have available Line of Credit up to 500K (Canadian dollars) to purchase a home, but the Canadian dollar is very weak now.
I can also acquire a US mortgage (US dollars) with a similar interest rate.
How much negotiating power is there with cash offers at this time? If I can get a good deal with cash, I may opt to use my Canadian Line of Credit despite the weak Canadian dollar.

Two close friends of mine need help in the Orlando area. They are immigrating to Orlando area from Canada and are looking to rent a property for a minimum of a year. They are business owners who are opening a martial arts studio. Does anyone know of a good agent in the area that can help them find a rental? They want to buy a property after their first year in the USA. They are looking to lease the property for December 1st. Thank-You so Much!

Investing out of state or country without a property manager is a huge mistake. Having a boots on the ground presence is imperative to success when it comes to distance investing.

Thank you so much for the information!
I will definitely be reading David’s book and looking into tax specialists!
Was there any specific lender or bank you went with that you would recommend?
I’m with RBC right now since I can cross over my Canadian credit to using American lending.
You're welcome Malcolm. Get a US Bank Account set up also. I am with RBC and you can set one up with them. It is a seamless process.
@Michal Liviatan Carpenter is with Lendai if you connect with her she can get you the specifics you need to get started.
Feel free to DM me also if you have further questions.
