I have a pretty clear goal: to replace my modest salary from my 9-5er in 5-7 year's time with earnings from real estate.  Right now I have a chunk of capital, and many questions.  

I live in a rural area with a few small cities ranging from depressed to bullet proof in terms of real estate.  We don't have a growing population, or much of a new housing market.  In my mind I see quality multi-families in B and C type towns as the way in. Since I am looking for income, and not counting on short term increases in value it just makes the most sense to me as a rookie.

Hey all,  just signed up as I am researching how to invest in rental properties.  I have a little experience as my father always had a few properties that I helped him mange.  He passed away a year ago, and I think the time has come for me to start my own real estate portfolio.  Learning what to buy is my first goal here.
