As a first purchase it sounds like a real story. I think you should read what you wrote. You mentioned a lot of things but you can't know the unknown and that's a definite

There's nothing better than your own back yard. I understand that Worcester is a god place with a wide range of prices for property. Maybe start there. Also drive around and look for those run down properties,bank own stuff too.

Jody,

Start with your local banks see how much they are willing to give you'll have the deed in hand with no mortgage . Also see about a private investor for a higher percentage rate on his money and get all the money you need.(10-12%). Private money.

Peter,

Unless things have changed you cannot flip a 203k loan it is designed for the person moving in to purchase and rehab

There may be a year before it can be sold I would check that out

Hey Garrett,

All your goals sound great,but with such large goals I am not sure you can get it all out of books. 

Don't know if your hands on  at all but I think knowing and seeing how your projects are done from start to finish is the best way to learn and be most effective and efficient. Having more than one contractor is important and get to see how they work. You need to focus on what you are the best at .

hey Chris,

Welcome aboard. Nothing wrong with reading and getting info you will be doing this right along.

If you decide on a rental property maybe think of living there and collecting rent. If you already have a place to live then maybe a one to four family and try to get a positive cash flow. Anything over a four family will be hard to finance. Also if you work full time it may be a good idea to put a team together to help with things.
