Investment Info:

Single-family residence buy & hold investment.

Single family home in a multi-family neighborhood.

What made you interested in investing in this type of deal?

This property was close to family and appeared to be a distressed asset.

How did you find this deal and how did you negotiate it?

This was an off-market deal. Property was vacant and later found to be held in a trust.

How did you finance this deal?

Private equity loan.

How did you add value to the deal?

Replaced dated flooring throughout, added interior and exterior paint, replaced toilets and ceiling fans, replaced exterior doors and added landscaping.

What was the outcome?

Rehab is on-going.

Lessons learned? Challenges?

The biggest challenge has been directing the rehab process from a long-distance.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes. Jody at Just Rentals Property Management in Sebring.
