@Joe Villeneuve I would be refinancing my signal family rental I would get about 17k if it did that. My triplex does not have a lot of equity in it yet. I bought it earlier this year.

Option 1 fourplex would be around $150,000 20k down.

The gross rent would be $ 2,400.

Monthly P&I would be $620 a month.

Option 2

8 unit building would be around 250,000 40k down

The gross rent would $4,000

Monthly P&I would be $1,500

These are soft numbers. I'm curious should I refi my single family rental and go with option 1, or sell the property and go with option 2.

I posing this question to get feedback on which route I should go. I have options for deals in the upcoming year. I should first tell you where I am at with investing. I currently own a single family rental and triplex which I "house hack", and I cash flow positive with both properties. Option 1 is refi my single family rental take a portion of the cash and go buy a fourplex. This option would lower my monthly payment by $20 a month. The property already cash flows great, so this would only add to that. Option 2 would be to sell the single family, and take all the proceeds, and go buy an 8 unit building. I'm capable of doing either one, just seeking an opinion from the BP community.

Hello everyone my name is Paul Koretsky, I'm new to bigger pockets. I currently invest in real estate, I bought my first property at 21, a town home in Tampa, Fl. I also own  a triplex in Henderson, NV where I currently live. I'm looking to continually buy multi family properties. My goals for 2015 is to buy a 6-8 unit multi family in Henderson or Las Vegas, and move into real estate investing full time, so I can leave my day job behind. Any and all info you could provide would be helpful. Even though I'm not a newbie I want to keep learning as much as I can.  I look forward to future discussions with all of you in the forum.
