Hey Steven, they are old wood windows that appear to be original to the house when they were built in the 60’s. Some of them are broken and do not slide, lock, or insulate properly.

I have a quote for the plygem 200 series at 4900 bucks which is the lowest so far for the whole house. We will probably go with this option since it’s only a bit more then the cascade windows and definitely a better window.

Hi everyone.

I’m looking at purchasing new windows for my current duplex that I am house hacking. The cheapest windows I’ve found so far are cascade wind pro. They are going for 4100 bucks for 20 windows. I’m wondering if it’s worthwhile to upgrade to something like the ply gem pro serious for 1300 more dollars or if I should save that money. Ply gem seems to have a better reputation, warranty, and thicker frames. Is there any point to upgrading to a more expensive window?

Thanks Todd. This seems like what will end up happening unless I can drum up a checklist from the old property management company on the condition the unit was in when they initially signed the lease.

Hello all,

I recently purchased my first multi family and inherited two tenants. We successfully evicted one of the units to occupy that side. The tenant who we have evicted had a 2,000 dollar security deposit that we currently still have

By Oregon law we have to give this deposit back in 30 days.

My question is... because the tenant and security deposit was inherited and we do not know the true starting condition of the unit when their tenancy began are we able to deduct from the deposit to fix things like carpet etc? Or would it be best to just return the full deposit and start fresh.

Anything would help!

Hey Marc, the seller sent them a termination of tenancy when we closed on the duplex. This is within the laws since we plan to occupy the unit in Oregon. Is a new lease even necessary during a for-cause eviction?

Hi Derek,

We are evicting due to us occupying the unit. I am mostly worried about the new lease interfering with the eviction. Ultimately we have no problems with the old lease and have chosen right now to not have them sign a new one due to the notice to vacate we have served

Hello!!

my partner and i recently purchased a duplex that we plan to househack. The duplex came with two tenants. We have served a 90 day eviction notice to the tenant who’s side we plan to occupy. We are writing a new lease for the other tenant that we plan to keep in the other unit.

My question is... do we also need to write a new lease for the tenant that we are currently in the process of evicting or do we not?

Any info would be great.

Steve, I didn’t include the house hacking part in my initial post it looks like. We definitely want to fill up all the extra rooms to help with the mortgage.

We definitely plan to house hack our sfh to generate rental income. I think this is what you’re talking about in your response.

Just as a follow up question are you saying that I won’t be able to get another loan for approx two years due to debt to income ratio? This would be a real bummer since I’ve been looking at multi families in Indianapolis. With the amount I have saved and will save I would be able to buy one in the 100k range in roughly 6 months after closing on our sfh in Portland.
