Actually let me clarify, the cash invested is not what it cost to repair the house. That cash invested is the 10% down required by the hardmoney lender which is my cash invested. It costs me approximately $60k for a single story house and $80k for a two story house to renovate roughly plus holding costs.

I think New Jersey is like everywhere right now. If you look hard enough and act fast there are still deals out there... All my houses are single family houses for the most part. Although I just contracted to buy an old school and my plan is to convert it into apartments. This should be a fun project. If anyone out there has any experience with that sort of a project, please let me know. The deal illustrated in this string, I found in the MLS.

Suburbs, they are out there. Not very many of them out there in this market, but if you search hard, they are there... I just bought two houses right next to each other with a third lot and paid $100k. ARV's are $600k...
