Thanks for all of your replies. This is the information I was looking for. We are meeting Sunday to go over a lot of this information and make some decisions.

Thanks for the reply Dave. He will be solely the money person and I will be paying him a monthly return. We're getting together today to have a good in-depth conversation about it. Im just trying to have as many ducks in a row before we meet.

I'm trying to figure out how to structure this partnership. I found a great SFR buy and hold deal. My buddy is going to take out the loan in his name. I will manage the property. Do we set up a property specific LLC and buy the property under that? Buy it under his name and quit claim it to the LLC? Other options?

No I’m from Southern California but I actually submitted an offer on a place yesterday in Raytown. 

 Raytown is great. Lots of value still. Great for rentals or flips. Are you doing buy and hold? If so, I've got a great listing for you in Raytown.

Now the dirt. If an NF L team says they have 3 great QBs chances are they have none. 

You as a first timer, want us to believe you found 3 great properties right today. 

You may have but likely hood is not. 

 There is a definite possibility..... Seller on the 8 units is claiming a 12 cap, but it's been on the market for a while. I'm definitely doing my research before jumping in....

Also, I've been a realtor for a while and done a couple of flips, so finding deals isnt the hard part.... Finding cash for down payments is.... 😀

Im getting ready to join into my first multi family property. I have found a few great deals, and can't really decide which direction to go in. Financing won't be a problem for any of them. I've got a chance to get my hands on a duplex, four Plex, or a package of 8 properties. All are under 80k per door and all will cash flow. I'd love to jump right in to the 8 units, but don't know if I'll be biting off too much too soon.

Thoughts?

Hey Everybody! Im a Realtor and new investor based out of Raytown, MO (just outside of KCMO). Currently I have two flips going, one about to hit the market, and one that we just started. The plan is to start moving towards multi family very soon to build that residual income. Ive been a full-time Realtor for the past year or so, and have come to hate the transactional nature of being an agent. Plus, I've got a lot of other things I'd rather be doing than spending endless hours generating leads. 

Im an avid cyclist and musician, and cant wait to get to know you all!
