Thanks for the info David, wow that's awesome! well 10,001 people looking that's including me lol!.. but you know its all about finding the right deals and getting out there right? being at the right place and always looking for an opportunity. So it looks like investors are still buying even at above market value then huh?? I'm going to be honest with you, I've turned down a lot of deals because the price wasn't there, looks like I will need to readjust my buying criteria .......

there are few different options that you can do, depending upon your situation. You can always Lease option your property, where you move someone into your property and let them continue to make the mortgage payment for you until they can get financed in a few years to pay you off, plus you could get a large down payment. do you mind if I ask why you need to sell? maybe I can help you out

I'm currently working on structuring my time more efficiently and I need help in this department. Hello everyone

so I've come into some small land out in a little town called Benson Arizona, the land has an old trailer home that is unlivable, but the land is actually in a decent area with other mobile homes (Not a trailer park). I'd like to get any feedback on what would be some good ideas as far as keeping this thing as an investment property. Some thoughts I had were to finance a new trailer home and make some decent cash flow, but may take time until I see my return, or buy a used trailer? again any thoughts or ideas would be appreciated thanks

Glad to hear your taking in interest in your future about investing. Man there are plenty of mentors out there its not that difficult to find, you can either pay for one, or just start getting out there and networking with people. It really comes down to asking questions, which for the most part people are more than willing to help and share resources with you. If you do have anything specific you wanting to know let me know I'll help you out or point ya in the right direction.
