It seems the price for the rehab of 30k is very high for what I see in the pictures. I just finished a kitchen rehab that involved removing a load baring wall, new cabinets at 10k, tile floor, reconfigured plumbing/electric and all new appliances for just under 30K. Is this normal for Dallas?

Newbie question but I am looking at a triplex where all three units are currently rented. I am seeking to use the BRRR strategy to purchase the property with private money eventually doing a cash out refinance and paying back the private money lender. Will re doing the properties siding and some exterior upgrades be sufficient enough to force the appreciation or is the only way to increase the appreciation is to rehab each unit?

The property taxes are low for California.

I am from NJ but have roots in Athens, TN. Anyone invested in or near to Athens, TN. Rents appear decent and properties seem affordable.

Thanks Brent! The house closed yesterday for more then asking price. The Credit Union I dealt with is a local one in the town I am employed in. I will be reaching out to them later this week.

Thank you for the reply. What is the significance of waiting 6 weeks. I was told today the closing date for my neighbors home is next week
