I keep my prices the same year round.  Same rate, regardless of the day, weekend or holiday.  But all my tenants have a fixed budget for their accommodations.  Per diem.

One of the companies would give their workers a per diem for food/lodging.  What did the workers do?  They slept in their vehicles to save money.  Their productivity suffered.  So the company paid $100 a night to put them up in hotels.  I showed the general manager several of my houses, I charged $200 a week per guy.  He was all in for renting my places to about 20 of his guys.  

He quit his job and went to another company to do work somewhere else.

Keep the existing bookings and don't take any new ones.  Start staging your carpet and other things in the garage first so the future guests know you'll be upgrading it.

I just buy whatever I can at an estate auction for $75 or less.  If there is room in the STR I do the plumbing, gas and electrical work to have 2 washers and 2 dryers.  Some of you 'tards on here don't know how to do that.  You also don't know how to mow a lawn.  You know who are are.  You also work for the Carl's.

Dave Chapelle explained it quite well on SNL on 11/12/22.  There are 2 words you cannot use together.  "The" & "Jews".

You cannot use "Arbitrage" & "Insurance" together either.

Borger Texas.  There is a place there that makes gasoline from stuff they pump out of the ground.  But I don't know much about that.

My renters are male.  They are welders, pipefitters, boilermakers, electricians and inspectors.  They come from Texas and Louisiana.  They have girlfriends in every town.  Their girlfriends get new boyfriends when the guys leave town for another job with another company.  I see this firsthand.  Same house, new guys, same girlfriends. Companies are not going to bother with finding them accommodations.

You've also got a big refinery in Wood River.  I do all 23 of my STRs to refinery contractors here in Coffeyville Kansas.  There are always traveling workers at a refinery.  The nice thing is that they are a bunch of guys.  You don't have to decorate the place to please a bunch of women/wives.  Guys just want a kitchen and a washer/dryer.  I do that, plus I decorate the place like the Playboy Mansion.

Refinery contractors in a refinery town between Thanksgiving and Christmas, about 15-20 percent rented.  Nobody wants to work around the holidays.  Come January and February, there will be about 2000 people arriving for a big project.  Not all at the same time, their work is staggered.  I'll be beating off people with a stick that want to stay in one of my places.
