I am new to investing and planned to pay cash for a property needing repairs, rehab the property and then refinance to get most of my money back to do it again. I just learned that I would need to own the home for 6 months prior to doing a cash out refinance. I planned to purchase from a wholesaler and figured it would be easiest to pay with cash and refinance after its rehabbed. Does anyone have advice they could give me on this?

I'm new to this site and looking for deals in the Houston area. Preferably in the Pasadena area. I purchased from a wholesaler and flipped a house in Pasadena 10 years ago when I was 25 years old. I was able to rehab and sell it in about a month making about $25k. I did this while I was just starting a family and not in the best financial position. I currently own 1 rental property in the Pasadena area (my first home) and have been a landlord for 5 years. We have since moved to Richmond. I run a civil construction company so I know people and have the capability and knowledge to rehab any median priced house.

i would like to flip a few and hold the ones that make sense. I'm ready to do it but I need some help finding the deals. Any help would be appreciated.
