The demand is due to to the crazy money Wall Street has been injecting, hence escalating prices.  It's happening throughout the country.  They are setting us up for a crash beyond all measures.  Watch and see.

How much are the pad rents and how many of the homes are owned by the park?

MHs are a depreciating asset if they are not tied in with the land.  I'm a licensed dealer just outside of Charlotte.  If your friend subdivides and puts homes on there, they will either gain or lose value based on the current market.  If they are put on a rented lot, they depreciate like an automobile.  Mind you, if they are looking to invest, they would need to see how many homes they would be able to place on the lots and get the soil evaluated for septic systems after zoning consultation.  If it's in the city limits, you will not be able to put a MH on.  I'd be more than happy to answer any questions.  

They are crushing the little guys.  This was all done by design.  This was never about a 'virus', I promise you.  We ain't seen nothing yet.

It's best to get the county to do a soil analysis which should be a requirement.  Once that is complete, you can send to a couple of septic installers to get some bids.  Conventional and chamber systems are the most affordable.  Here in NC, I normally spend approximately $4500 for either but if the soil is poor if you have limited space, it could get a lot more expensive.

It will be in your better interest to partner with a GC on the deal now that the land is covered.  GC should be experienced with some recent projects under his/her belt.

"Residential" says it all.  Has no business in the MHP space.  Most commercial agents don't understand parks.
