Bank of Colorado is great. I have done a couple portfolio loans with them with pretty good terms.

Welcome to BP! I live in Denver and am just starting out as well. I would recommend you check out Brandon Turner's Book on Managing Rental Properties. He includes several forms to get you started (including a lease and application). Also, BP just released a Colorado-specific packet of rental forms that will have everything you need at a great price (~$50). Good luck!

I just purchased an awesome duplex in Greeley with 2bd/1ba on each side for 220k. It is close to UNC and has great tenants. Be patient, the market is seems to be slowing a little bit.
