Hi & welcome Ephriam!

When I was a practicing Realtor, there were a few occasions where my clients really needed the credit repair help so they had been referred to a credit repair person by one of my "Go To” & trusted lenders. (Notice the verbiage?)

In each case though, my client’s credit really affected either their ability to get a loan or, to get one at a low rate and the credit repair made all the difference.

If your scores are low enough to affect your interest rate, it's certainly worth you checking into but do your research! There are shysters in every business waiting to take your money… so go online, read reviews, ask for several references and call them to see if they were satisfied before you move forward.

 There are many great, free or close to free (you might have to buy breakfast) REI Groups in DFW. Go to meetup.com and search, "Real Estate Investors". You'll find dozens of links with the membership count. Click on any to get information about that group. You should be able to locate a group that meets near you. (You may have to join "Meetup" I don't remember...)

BTW I searched thru BP and they don't seem to have a list of REI Groups anymore... Maybe I'm missing where?

Hey Joseph,

Hate to hear you're having this issue.

Just my thoughts...

I think the same principle as “Cash for Keys”, might apply here. You do not want to tick these people off or they most certainly will retaliate by destroying your property. Maybe start w a taped letter to their front door stating that you haven’t been able to get in touch with them, that you are new owner and would like to talk about their plans and their options, that you do not want to evict them but, if you don’t hear back from them in 72 hours, you will have no choice.

You can always do the eviction process but maybe, they might be open to voluntarily going if you can allow then a certain period of time in which to re-locate…

I like the BRRRR method & it works even if you already own property that has appreciated. But if you dont quit have enough cash to purchase & rehab you could go thru a banker to purchase & rehab using an interest-only rehab loan to acquire a property. You need good good credit otherwise you'll have to use a hard money lender. Then, you rehab it & resell & repeat until you build up enough cash. I use Access Bank. They can finance up to 75% of ARV.

Yes Alex. White vinyl, double paned with tilt sashes for cleaning.  You can get casement windows too for the same price. We also had a custom window and it was less than $400 installed. You should visit their display in Grand Prairie.

I recently heard on the news that Dallas / Fort Worth is the fastest growing area in the country. There's just not enough inventory with this hot market so Owner Occupiers are taking anything they can get.  You're right about some of the wholesalers. I'm guessing they're getting their prices so accuracy & honesty have gone out the window...

I recently used Window World out of Grand Prairie.  Got a quality product installed w life time warranty for around $300 per window.
