Thank you response,

If I refinance the property without taking money out, it will cash flow after expenses and maintenance. But, if I pull money out it will still give negative cash flow. 

Initially, I bought that property with "no money down" VA loan. However the property has appreciated in value about 60% since 2012 but the rental know is meeting the 1% rule.

Another issue I am seeing that if I do a 1031 exchange, I may no have enough time to find a good investment property.

Hello everyone,

Looking for advice. I currently have a property that has $100k plus equity, but is not creating cash flow. I want to buy more rentals and I am debating on either keep it and buy another rental or sell it with a 1031 exchange in place and reinvest that equity in 2-3 rentals. What should I do?
