@Andrew Postell Thank you for your reply. Here are the answers to your questions:

  • Is there a specific reason why you want a portfolio style loan?
  • -No reason, my objective is to put as little down possible and use cashflow and the four properties as collateral. 
  • Would any other loan work if it accomplished the same thing?
  • -Maybe, I'm not familiar with all the available loans.
  • What's the % of equity you have in your other homes in San Antonio?
  • -100% I don't have any loans against them, I bought them in cash

Hi,

I have four properties in the San Antonio area, and I would like to buy a 5th using my portfolio as collateral. Any recommendations for portfolio lenders in the area?

@Derrick E. Thank you for the honesty and common sense in your comments. You are right you have to make a financial decision putting aside all emotion and pride. I offered a move-in special, 50% off the first full month and we got our first application. So at the end of the day, it was the price

@Fred Cannon Thank you for your comment. I'm negotiating with the neighbor to either move it or at least cover it. If this works, I can save the cost of the fence. Also, I think it's a good idea the lawn service I believe is a win-win for both tenant and landlord
