Hi Jeff,

It sounds like a simple enough project. That would be a good addition to your home. If it were offered as a long term it would be even better for our community! So so hard for local workforce to find housing. Can you email me privately to discuss further?

Hi Jeff,

I see you are looking for a GC. My husband is a GC and we’ve been in Truckee 37 years. Nearly all his work is referrals and he only works T&M. He does not bid anything but provides hard estimates from all his subs. If you are looking for a GC to do a flip, he is not your guy. If you are looking for top quality, a contractor with integrity and a craftsman and a designer, he is one of the best in town and he can help you. Right now he is booked up until fall 2021.

Best of luck,

Peggy

Thank you, Kyle J, Brit F and JD Martin for your insights. I really appreciate you sharing your expertise and thoughts. I posted an update on my original post.

Hello BP Community,

I am new to being a landlord and would like your feedback on a prospective tenant.

This person lost their home and wife in a tragic single home house fire in June 2020. His insurance company is placing him in housing for 15 months and will cover all his housing costs. This person is living off SS and does not have 3x income to cover the rent. He had a clean credit and background check, although he didn't actually have much credit, but his score was 700+. The insurance company will do a 6 month lease and then month to month up to 15 months total. The tenant said if his new home was not ready he would move out.  Haha, that's the clincher, right? I will say he is a very nice person, had an engineering job for 30 years and presented clean and responsible.

Question - has anyone ever rented to a person in crisis like this where the insurance company pays the housing expenses? Is it reasonable to plan  at about 10 months time if his home is not ready that we give 30 days notice with the worst case scenario that we will have to evict him (but rent will be covered for 15 months regardless if he is there)

Yes, complicated. The insurance company is legit, Aegis Insurance. All monies paid up front -1st, last, security deposit and $400/mo for utilities.

What are the pitfalls?

Thank you in advance,

Peggy

@Gary Crawford - That all went very well for you. Congratulations! Seems like you were also able to hack the remodel cost. Remodeling 3 bathrooms plus the kitchen could easily eat up that entire $31k budget. As a contractor, I am curious how your remodel cost was kept to a minimum. Perhaps you can share a few of the cost savers that helped keep your budget down.

Remodeling is very expensive and sharing cost saving tips is great for this community!

Congratulations and happy real estate trails!
