Should I hire a general contractor and do all the work? Or is it better to hire different contractors to do different work (painting, kitchen rehab, bathroom rehab, etc)?

Also, should I buy materials from store or use the materials provided by contractors?

I am a new investor and always heard investors talking about location rating A, B,C,D. How to judge the rating of a location? Any website I can use to determine how is a subdivision? Thank you!
