She's actually going to vacate the premises and walk 125 ft to stay in a bedroom in my house as the rental is a one bedroom trailer. I can rent the trailer for 1500 plus but wanted to offer my sister a break so she's paying the loan which is 1100 per month. Since I'm giving her a break on the rent I was thinking of a 60/40 split but just wanted to be fair. Does this make sense?

I own a new 4 season trailer that sits on my 25 acre property. My sister is renting it out March 1st and will cover the loan payment plus heat/hydro. I'm not making anything extra, just have the opportunity to help her out. I decided to list it on Airbnb for the month of February and the demand is huge. 

My sister has agreed  (since I'm not making money off the rental while she is there) to let me rent the trailer out after she moves in to make extra money. We will agreed on specific dates etc. The renters will be using all of her belongings while renting the space and she's giving up her living quarters while they are there. Any idea how I should split up the profits with her to make if completely fair? I rent the trailer for $175/night
