@Scott Sklare what kind of deals in WI are you getting 20% CoC on?

Cool. Are you planning to put well septic and electricity in? Will you need some kind of road to access the property?  How much you figure on it all costing?  ...even apart from modifying the containers?  

im curious about all this because my plan is to acquire an STR with land so that i can add an "unusual" rental as a value add.

@Leslie Anne Morris what would you typically charge to manage an STR, Leslie? Is it a percentage of gross revenues or flat monthly fee? Some other arrangement? Thanks.

@Kevin Pillow ok..great. so for a handyman to be on call like that do you just pay him a flat monthly fee? Or to I as owner manager call him when it's a service problem that cannot be handled over the phone?

Probably in good STR markets there are guys that do this for a bunch of other STRs..

Just trying to getva handle on how the management works or can work.

1. Local experts

PM Cons

1. No skin in the game

Thanks Kevin. I'm sure the answer varies tremendously based on many factors...but if you are buying an STR how much time would you budget to self-manage it? I imagine that lots of work can be done on the phone but I would think you've got to have someone local who can go out if there's an emergency or something, no?
