Hey guys,

I have a deal I am trying to process. The property is in distress, and I have the funds and skill set to rehab. My question is , how can I structure the deal to pay the owner at the refinance point for their asking price? While maintaining legal protection on the funds I put into the rehab? I do not want to put money and time into the rehab without legal documents/ agreement outlining the deal? Please help!?!?

Hey guys

I have another investor who possesses a property I wish to buy. This property is in distress so I desire to brrrr it to make my gains. The current investor/ owner would be willing to be paid out at completion of rehab.i would be funding the rehab with finances and sweat equity . Upon completion refi* / pay there asking price at this time, in turn I would become sole owner.

My question is , how could I structure this deal to be protected legally for my investment? Would I have to do a lease option and then act on the option at refi* time? I just want to have a some legal backing to cover my financial investment? Please could some one shed some light on this matter for me?

Hello Peter here, So let me begin by saying i have literally been searching for a true mentor for almost 2 years now with NO luck. Everyday i force myself to physically and personally call 3 individuals involved in my local real estate market and surrounding areas. I have had some minor luck as far as getting a few appointments and phone conferences with some. However when it comes down to me asking if they would be willing to provide guidance, they always opt out! I also go the only meet ups in my area, if there were more i would certainly make them priority. However there is only one am aware of. It is only monthly unfortunately. So a few weeks ago i came across a program called "elite" investing education. I paid $500 for a 3 day coarse, which i did learn some from. I would say they teach just enough to get someone in trouble. At three end of the 3 days they offer a advanced package with a price tag of $42,000.00 Down to $20,000.00. Maybe this program would work for some, just not for me. I am a very driven individual and Will continue to seasearch for a legitimate mentor. I have secured a few doors on my own in this time frame far. However know with a bit guidance have much more to offer the market. Helping others is my motivation! Please help, greatly appreciate any input on finding mentor.....Thank you....Peter Out I I

Thank you for the input, I'm having a terrible time with the BP app . out Will not let me load hardly Any info to my profile. However i did notice you are from the albany area. I myself am in the glensfalls area , i just got my first 2 doors about a month ago. I was wondering since we are so close in location if you had Any advice on groups or conferences in our General area? I currently do listen to As many podcasts as possible . it's pretty much how i educate myself thus far.

Most of my life i have been the know it all! I recall back on younger years when Dad would try to give me the guidance and advice most fathers do. let's just say more often than not i robbed him of the opportunity. So here i am years later in my early 30's. Realizing Over the last few years that i just don't know it all. I have found a desire to be successful in this world. When i say successful i don't just mean financially. I want to grow as person and break the hardened shell i created in my younger days. Learn to listen and take in advice and guidance as to be just a little bit better of a man today than i was yesterday. My location is somewhat remote and networking in person is seeming difficult. I had even considered writing cover page of who i am and what i am trying to find ,and sending it to any of successful real estate moguls of my area? I'm eager to learn, eager to work. I truly believe in " hard work determination will pay off". Any input or ideas would be highly appreciated. Thank you your time and efforts. Peter
