The program is available.  But totally overwhelmed.  I have 3 tenants who have not paid in 6 months.  They have all been turned down for assistance.  My opinion:  it is a joke.

Do not look in Cedonia.

A few years ago, Hopkins sold off a lot of it’s low income and Section 8 housing to private developers.  This forced that market space to move North, along Rt 1.  A lot of the lower and middle class tenants moved out of the area.  You can figure the rest for yourself.  

That being said, I have a nice 3 unit with separate 2 stall garage in the area going up for sale.

Since the courts are not open for FPR, what are the alternatives?  

If a court judgement is required, how do the firms that @KyleJ mentioned work?

Here is my question.  I am in Baltimore, Md.  Several tenants who have not paid for for 4 months.  

The debt collectors I have talked to want a court judgement first.  But the courts here are effectively closed for FPR.


there must be other avenues to collect the debts

I use Dawson Williams Property.  Been with them about 4 years.

They are the only ones that have not stolen money from me.  And I have been through a lot of PMs in thirty years of ownership here.

Recently, they have not been great, as I have too many non-paying tenants.  But then circumstances are tough here.

I dont live in the US.  I have a property manager here.  He is telling me he cannot file a FPR until after Dec 31.  But that conflicts with what I have been reading.

My tenant is/was employed with Amazon.  She has voluntarily decided not to work, hence is on unpaid leave.  

She has applied for both unemployment benefits and for rent support.  She has been turned down for both, as she is eligible for employment, just chooses not to work as several of her daughters are in school virtually.  But one of her daughters is 18 years old.

So, would there still be a moratorium on filing for FPR for her?

No, I have not gone to court yet.  I have been informed I dont have to, as the payments on her lease are contractually obligated
