Wave is an option, but maybe overkill to account for income and expenses of four properties with five rental units. Kyle suggests setting each unit up as a business (customer), but in what categories are rent income and property maintenance expenses posted?

Seeking recommendations for insurance company (or agent) for single family rental properties in greater Atlanta area. 

Need recommendation for simple bookkeeping and accounting (income and expenses with running totals) software or template. I know Microsoft Excel, but are there other options? Numbers in iPad/iPhone has financial templates, but not accounting.
