So, I've been in the Landlording/Investing business for 16+ years. I started with the purchase of a small, (16 unit) trailer park and have added a small mini storage unit, (1 building, 19 units) and 5 SFR's as well as an additional 10 mobile homes. Our gross revenue is 165k a year. I've done all this while maintaining a full time job working shift work. I do have a property manager/maintenance man on board for the last 13+ years. Without him I'd of not been able to accomplish what I have. Here is my dilemma. I want to continue to grow. I'm interested in multi family. But not at the expense of what we have already. I'm particularly interested in knowing what others in my same boat are doing on a daily basis. What is your routine? I have a bookkeeper that keeps my books, but how much do others turn over to your bookkeepers/accountant. Phone calls on my behalf? Setup accounts? Shop for Insurance? Etc? What numbers are you looking at on a regular basis? Occupancy rates, P&L statement, etc? Daily, Weekly, Monthly? I guess I'm trying to get more organized as I've been able to manage everything up to this point, doing what I am. But as I want to grow, I don't want to lose the handle on what I should be keeping an eye on. What's you're daily routine? Any and all feedback appreciated. Thanks Brad

So she is saying I will have to pay self employment taxes as well? Is that what everyone else is doing?

Ok, So I had my sit down with my Tax girl, and was somewhat displeased. My situation: 150K in rental income before deductions. I am a sole proprietor. Question: As I continue to acquire more and more properties, Should I consider incorporating? What are the tax advantages vs. Disadvantages? What are other landlords in this rental income bracket doing?

David - Not much help here yet. I do own a small 2/1 condo I've had for several years that I'm just now going to rent in the Longs/N. Myrtle area. I'm also looking for multiples and haven't had much luck yet finding any. Also am actively looking for 3/2 SFR's. I do have a good realtor if you need one. Any help I can be please ask.
