So here I sit, still getting myself educated by reading books and browsing biggerpockets. But I am of the school that nothing beats hands on. My questions is, assuming I have not yet developed relationships which get me access to the MLS, what are some good sources for tracking down potential invest properties. My goals is probably to start out with something around a 4-plex. Most of the places I look seem to be focused on people buying places to live in, which makes since.

Where else does one look for potential investment properties.

So definitely sounds doable.  I was thinking of a duplex or 4-plex.  Now sure how best to start looking for one.

Are areas around colleges good for rental properties?

So here I am approaching retirement.  Looks like I will be able to retire a bit early at 59.  My interest here is to possibly look into a second "career" investing in income producing properties.  I have started reading "The Book On Rental Property Investing", and starting to gain some knowledge on income producing properties.

I am currently in the Northern Virginia area.  Would like to develop a portfolio of 10 properties, generating about $3k a month before retiring n 2021 or 22.
