According to Neighborhood Scout,
"Vacant apartments or homes are a major fact of life in Georgetown Rd / W 34th St. The current real estate vacancy rate here is 21.6%. This is higher than the rate of vacancies in 87.2% of all U.S. neighborhoods. In addition, most vacant housing here is vacant year round."

@Shawn Holsapple Thanks for the very insightful comments above, as always, you are adding tremendous value to everyone thinking about investing in this area! Very few folks have more experience and knowledge, so thanks for taking the time to respond. Excellent point about the "pretty houses as well."

@Mike D'Arrigo Thanks so much for sharing your thoughts on Eagledale. You obviously wouldn't be selling "lots of properties" to investors if you didn't rate the area. Sounds like it is one of your favorite areas.
I heard that a very large proportion of the homes are investor owned - do you ever have any issues attracting quality tenants? How about vandalism when properties are vacant?

@Marco Santarelli would you rate the neighborhood as B or C? Seemingly it is a great neighborhood for Turnkey Properties - good cash flow.
Just a couple of questions:
1) Investor owned homes - Are most of the homes in Eagledale investor owned and should this be a concern for buy and hold investors?
2) Vacancy rates - Someone sent me a PM and said that the vacancy rate is 20% plus in Eagledale. Is this correct? What has your experience been with tenants in Eagledale?

@Shawn Holsapple is incredibly knowledgeable about the Indy market as a whole - I have the utmost respect for him, and certainly value his views. I had a bit of a family matter that I had to attend to the past 3 weeks or so, but I am now ready to focus on buying some real estate in Indy.
@Mike D'Arrigo, @Marco Santarelli, @STEVE LAWSON, I heard that you guys have Eageldale TK properties from time to time?
@Clay Manship and @Sterling White what is your favorite street/s or Indy Neighborhood for cashflow properties?

Hi there Team Indy,
I am just wondering what you guys think about investing in Eagledale? I have noticed that some folks market Eagledale as an up and coming B-Class neihgborhood with great tenants and very stable returns.
Would you consider investing in Eagledale for long-term buy and hold?
Any thoughts would be greatly appreciated, thanks so much for your time,
