@Jonathan Makovsky and @Paul Kaflinski, these are all excellent points and addressed my question spot on. The idea of saving on deals and being able to see properties on a whim sound worth the cost, with my only remaining question being how do you find a broker to sponsor you after going through all the coursework and exam?

I forgot to ask, what is required to get sponsored by a Licensed Real Estate Broker, which is a requirement of the license?

Greetings, everyone! To my fellow Connecticut residents, and especially investor/agents who specialize in flipping, can you help me understand the pros and cons of getting my CT real estate (salesperson) license?

I understand the process involves taking the Principles & Practices Course (which unfortunately is only in-person and not online), and then sitting for the Salesperson exam. I'm fine with the costs involved.

My business plan is to flip 2 properties in the next year, and add 2 per year thereafter. If that's my focus and trajectory, is it beneficial to get my license (say, for access to MLS and savings on the buyer/seller side of my deals)?

If so, what else is required beyond getting the license itself to access MLS and represent myself in deals?

@Todd Dexheimer, that makes sense. I definitely agree that I need to due my own due diligence regardless, but of course we all want to weed out the duds as much as possible before getting to that point.

I appreciate your advice to get on the buyer lists through the local REIA and other investors.

Hi all, I'm a new investor in Hartford County, Connecticut. I'm interested in flipping SFRs. I will be meeting with some agents/brokers about finding REOs, short sales, and such. However, I'm also interested in finding deals from wholesalers.

Does anyone from the area have advice on the pros/cons, any helpful educational resources, and how actually to find solid wholesalers? I've heard time and again on the BP podcast how most wholesalers just don't cut it (they either undervalue the ARV, pay too much, misrepresent the rehab costs, or take too much profit), but I understand that's just a generalization.

I appreciate any insight you have!
