The rehab was finished last month I’m so-so about the quality of work however it does look way better than before. And the tenants been in place for 3 weeks. The rehab was alright. I wasn’t impressed that labor was 2/3 the cost. They charge 500 to place the tenants. Flat fee. They are holding the security deposit. Which I’m fine with. the 500 is part of that $1600 cost. Then i know there is $100 charge to rake/clean debris in the front yard.$80 for fixing the washer leak. I know i will have to pay for these things and i have no problem with it. My thought was they can get it when the rent comes in and they can take it out of there. I guess i have a problem with how quick they’re to claim funds from me but not so quick or thorough when it comes to giving me information. I find myself in a Constant state of wonder. I’ve started the purchase/ rehab process in January. Here we are in may so 5 months of me prying info out of them kind of has me frustrated. Rent is 800 - below says they collected 444.73. The credit- i have no clue if it’s been applied .

481 Hawley-Collected $444.73. We are holding security deposit. Attended a Section 8 inspection. Installed new supply lines for the washer and dryer. Installed new deadbolt. The yard was cleaned.

483 Hawley- Vacant, currently being rehabbed. The RG&E has been paid.

hello BP team and investors. I have a question about property management. I have recently purchased a property and went through them for the rehab piece. The rehab was 20K for a duplex. I have yet to receive my first EVER rent check. But i somehow receiving bills from them this bill is for 1600 ish dollars. For example They want me to pay the rent placement fee and i haven’t yet received first months rent. Why won’t they just take t out when the rent is paid. I will try and post the bill up to see if you guys can break it down. They’ve collected half the months rent from the tenant and awaiting the rest from section 8. No tenant has been placed in the other side as of yet. I have a hard time trusting them. I think I’m getting nickeled and dimed. The place should be ready after paying 20K for rehab. However they fixed a leak on a washer dryer connection. The washer and dryer was placed by the tenant. And im being charged 80 dollars for that. Shouldn’t the tenant be charged? Idk sorry for my rant / rambling. I just find it odd first month 1 tenant i have received no rent and i owe them 1600 bucks
