I've been listening to the BP podcast for a while now listening but is no longer enough, I want to see it!    I don't have any experience with investing or the buying/selling of houses but I am a licensed real estate agent and have been working in property management for 4 years in the East Bay.  To be more specific that is Oakland, Hayward, Fremont.  What I'm finding out is what I really need is the network, which is something I've never got the hang of.  I look forward to being a part of this world of deals.

You could keep the security deposit to pay for the past due rent that you are entitled to but you should consider the potential turn over cost that your deposit should have gone to. If you have the original move in inspection and it was done will you may find that the tenants whole deposit should have gone to the repairs. However look over the original lease.  It may be that they paid "first and last months rent".

If that is not the case then the best that you could do is notify the tenant is that by not paying their due rent on time that it will negatively effect their credit and rental history.   They are most likely looking to rent again so this should matter to them.
