Thanks Nicolas - another great response. I own it, I'm not an agent. It is indeed a no-headache property with a ton of $$$ and time invested it it, stable tenants, no stories or issues and pretty much everything rebuilt in the 0.5 - 3 years. Seems like it'll appeal to a lot of people, doesn't look like much inventory in Tremont at the moment and a few folks I talked to thus far appear to be very interested.
Starting to do some research to figure out what's what in terms of where it can be priced and so forth, already have some ideas and the above posts are extremely helpful. Appreciate you taking the time to respond.

Yes, would love to know this. I'm the guy SELLING it, but any inspection would likely pass with flying colors given that I've literally rebuilt some of these places inside and out. :)

Planning to sell my investment property in Tremont (very close to the Christmas story house) - wondering what cap rates are you folks seeing nowadays for a fully stabilized fourplex (no deferred maintenance, everything is done very well, long list of improvements, solid long-term tenants, etc) with two SFHs and a up-down duplex on one lot? I know it's all highly situational in Cleveland, so even a general idea would do very nicely.
