For more context:
-The loan details and closing costs(which include prepaids) come from my lendor as of yesterday.
- Taxes are high here and paid for the year up front
- The first tab is to show if it makes sense once I move out.The 2nd tab labelled "rent" gives a glimpse of while I'm living there. It doesn't make money, BUT I do live essentially rent free and only need to save for Capex/Vacancy/maintenance, etc. I don't really spend much money besides rent so I figured I'd be covered there.
- It is separately metered 
- there's no lawn

However, when adding management and bumping vacancy, capex, repairs, and vacancy, it still doesn't cashflow. Thanks for the advice!

Hi all. I'm new to BP and REI, but am excited to get started. I am considering putting in an offer on a fourplex in a desirable neighborhood in New Orleans to live in one unit as a househack. They are asking 625k, but my offer would be 615k. I would love any feedback on my below spreadsheet.

What am I missing? Thank You!
