I would ask for a triple deposit and 2 months rent up front. Also ask for bank statements proving viability. 

Why are they moving to the US? How long do they plan on staying here? Get a copy of their VISAs too. 

I would also call my tenant screening company and get some advice from them. They have seen all the pitfalls there could be.

I would use a realtor in your area. Also when renting you want to have the best product best price so that you will be able to rent the home quickly thus reducing your hold time. Drive the neighborhood and call on other rentals. Do not be "too" proud of the home that hold/vacancy eats up your profit.

Thomas Williamson some of our classes are out dated. With this moving real estate market we are in the process of updating that now. We are also doing a lot more live webinars for the out of town members that need that interaction. Some of the upcoming topics for webinars will be Inspections Save you Time and Money, The Closing Process-Reading Your HUD 1 and Title Policy, Rehab Right, Tenant Selection and more... So we are addressing the videos and classes to strengthen our online presence. We have also added cameras to our new Dallas office in our expansion of that location. Its an observation about Josh go back and read the threads. I think this forum is great. It has a lot of great information. I am pointing out what I have noticed. So there is no fight.

I am passionate about real estate and helping members you will find that at lifestyles with all of our members in all the markets. Its a lot easier for people to post negative over and over again and its frustrating when you are changing peoples lives with the information on real estate you give. Its sad when people turn away from something that could be life changing for them because of information they read in a blog with out checking it out for themselves. We have hundreds of hours on podcast free information out there. What is important is people get accurate information so they change their life.

I don't have to be completely engaged in bigger pockets to care about members and real estate. I like bigger pockets because it is a great forum.

@Carlos F - I am working for the members of Lifestyles Unlimited. I help them plus those I speak with through facebook and other areas. Do you have a question that you need help with? And yes I defend what I believe in. Lifestyles changed my life and thousands of others. I also find it ironic how many negative people are out there that dont know a thing about Lifestyles but assume and attack. Just like Josh Dorkin posting on every positive lifestyles post be careful it is probably an employee but the minute a negative new person post its accepted. no disclaimer it could be some one else trying to sabotage or maybe the person isnt taking action or ownership of what they do. I do answer questions when people inbox me or ask. Happy investing to all.

@Brian Stone you get out of us what you put into it. I will say our members have won the National Apartment Association owner of the year since 2006. We have also won our local apartment association independent owner of the year. I find it funny how people over look the fact that we have been in business around for 21 years. We also have helped thousands of people change their life with real estate. No we don't have secrets, yes we help people move quicker with consolidated information. I do find it funny how people want to take a few negative comments and run with them. I will also say i guess for some it is easier to complain on a public forum than actually address your concerns with the people who can help. We are a great fit for many but definitely not for everyone. So when in doubt check it out for your self and go from there. Make an educated decision based on all of the information and move forward from there. We hands down believe that real estate is the best wealth building tool out there. So get out and take action what ever you end up doing.
