No Uwe, you dont have to have POF to visit an open house. You can go into as many open houses as you want with no intention of buying. Its just an oppurtunity for you to get a look at the house from the inside and meet the real estate agent.

What James said. Lis Pendens work just like NODs and let you know that the potential seller hasn't been paying there mortgage for the last 60 to 90 days and the bank has started foreclosure proceedings. In my state, you have around 120 days after the Lis Pendens is filed to correct the loan and Im sure its a similar time frame in Illinois.

In a mentor I look for someone knowledgeable, someone successful and someone that genuinely wants to see me succeed.
The whole guru thing certainly isn't genuine, its there to make money. Its not personable enough.
If success were success were certain, I would still like the room to make my own mistakes with a mentor that is understanding enough not to "punish" me or be pissed about it.
With 20k a month, I would probably up my standard of living somewhat, but the majority of that cash flow would be reinvested into real estate.

One question: What do you mean by property profile? Is it something you make yourself that tells you square footage, number of bedrooms, etc.?

The group Im starting out with is recent Notice of Defaults or Lis Pendens. Ive found some scripts, but this helps.
What about a script when leaving a voice mail? Im sure I could throw something together, just curious what other people use.
So if you find a property somehow and have the address and the homeowners name, but no number, what do you do? Im sure Im going to come across properties that I dont want to leave up to mailing.

Well Im finally ready to start calling some motivated sellers. I have all the property information I need but no way to get a hold of the homeowner on the phone. What is the best way to get an unlisted phone number? What services have you found to be most helpful for this and the most inexpensive?

Okay Bill, that makes sense. What about the option? Does it just become void once the property changes hands?
