I would not recommend your friend just letting the house foreclose and then do a BK. Many BK attorneys just tell them to let the house foreclose. But they don't tell thier client what the end result looks like. If you loose your house to foreclosure you can't buy a house for 7 years. If you do a short sale you can buy a house in 2 years. Many people assume that if they file BK they can buy again in 3 years since that is the waiting period for a BK. That is not true, it goes to the 7 year mark because the foreclosure is on the credit plus the BK.

They can do a short sale and in almost all cases get the bank to waive the deficiency. Also depending on the type of loan the deficiency is automatically waived. It's always better to do something than to just walk away.

• Rancher 3/1/1 1000 square feet—repair estimate $25,000
• Bi-Level 4/2/1 1666 square feet—repair estimate $30,000
• Ranch with a basement 2000 sf—repair estimate $35,000
• Add $5,000 if the property needs a new roof +/- depending on size
• Add $1,700 if the property needs a new furnace

These numbers include materials and labor!

I've used 99 Designs for people to submit artwork for me. But I think you want a company that has the marketing material already made and then sends it out right?

I do all my marketing myself. We use AI to make our postcards and then order them in bulk from U Printing.com. I make my letters myself and print them myself. We have used Click 2 mail for other campaigns. But you would have to make the postcard there as well. All are very effective.

Jon Holdman is absolutely correct. We have bought many homes Subject 2 the existing financing and brought the loan current. We do this for our fix and flips. Once you purchase the property It's yours. I would recommend buying the house in a trust. I'm not an attorney so I'm not giving legal advice, but You can really screw something up if you don't know how to do these transactions.

Hi Ed, I used to do bandit signs every wheek. We put out about 100 each week. My bandit signs said AVOID FORECLOSURE and then my vanity #. We got tons of leads and we would sign up almost every one of them. We rotated our signs out to different areas of town. We got at least 5 calls a week. But just to let you know most of our calls came from during the week at lunch. And it is illegal in my town to have them out during those times. So I started doing direct mail instead. I didn't get many calls on the weekend when they were allowed to be out.

Appfolio.com is the best. I use it everyday and their support team is great. You can call and ask questions. They have training video's. They will do training one on one with you to get you set up. I don't know what I would do without them.

Joshua Dorkin I got burned with an SEO company. I was paying $1000 a month for SEO and the only traffic I got was people actually typing in my company name or links from my U tube Virtual Tour Video's. I cancelled it and am now working with another company to re-build my website's. They do SEO as well, but I'm very hesitant. If you don't mind sharing that contact I would love to call them.
