No I haven't. I was hoping someone has owned something like this before. I'll start searching.

Thank you for the reply. How much do property management companies charge? What is the process with going through with one of these companies?

So we won in auction our first investment property. It's a duplex in Northeast Ohio, set on 5 acres in the country. It sits about 500 feet off the road and it's pretty quiet.

Each side is 3 bed / 2 bath. In the basement of the left side, three MORE bedrooms were built before we bought the property, but they can very well be offices or "man-caves" etc. On the right side of the duplex there is just 1 extra room in the basement.

Each side also has all appliances minus dishwashers, hardwood/laminate floors besides carpet in the bedrooms that we just replaced, and wood fire fireplaces.

We are wondering how much we should be charging for this, because it's not quite a normal city duplex. They have a decent sized yard, and a huge porch on the front and back.

By the end of getting it ready to rent out, we will have ~90k invested total.

Any help on this matter would be greatly appreciated.

Hi Everyone,

My father in-law won a bid on a property in Fort Myers, Florida for way less than what the property is worth. It's right across the street from a beach, and he said it's sort of like a duplex type deal. Mainly for vacation goers. I'm wondering how difficult it would be to be a landlord from so many states away?

We are from Ohio, so we might be able to make it down there once or twice a year. He could flip it and make 100 grand profit within a few months.

Would it be better to rent it out, and get 600 bucks per side per week (vacation goers)? Or flip it and buy a couple rental properties up here in Ohio?

As a realtor and real estate investor, it doesn't matter what the market is doing.

If you hold properties and the market crashes, you hold onto the properties. Rent them out or let them sit. The market will come back. If the market goes higher than normal, let them go.

You buy when the market is down, and sell when the market is high. That's why it's good to be able to do both.

Hi Guys. The area where I've been searching and finally found the rental property is within a 5 mile drive of my house. I'm in the "country" I guess. Little old Portage county. It's a duplex with 3 beds / 2 bath on each side. It was up for sale 2 years ago, or a year and a half, at 150k, but it never went anywhere. They put it up on auction and we won it for 71k. All it needs is paint and a septic, and we will be renting it out.

Thank  you for the welcomes! One of the things I should have included in my thread is; what is the best book I can buy for a beginner? I'm an avid reader and I want a book that can help me in real estate rental investments and just real estate in general.

Hi All,

I'm a 23 year old NEW Real Estate Agent from North East Ohio. Partnered up with my father in law, we have a duplex that we just won in auction that we are working on getting renters in

I'll get a profile pic uploaded when I get a chance, hopefully soon.

My goals are to build a successful career in the selling area of the business, and the landlord side of the business.

Like I said, I'm new to this and all advice and encouragement is well appreciated
