Thanks, you may have a point that my broad spectrum message is hard for me to articulate in a way that is seperate from the herd of other investors.  I deal in developement land, gas rights, high end houses, as well as section 8 properties and total gut jobs.   I need to communicate that to the Pittsburgh market in a way that the average person can understand what I am all about.

Help.  I have a successful real estate investing business.  I do a little bit of everything. I rehab and flip, I buy and hold, I use lease options (pretty much every version of an option) I dabble in commercial real estate.

At the core of my business, I spend much of my time marketing for people to bring me deals.  I have web sites, bandit signs, print and radio advertising, but what I dont have is a coherent message across all media that says "I can use my creativity to get you out of your disaster of a property, no matter what price or condition"   Basically all of my stuff says I Buy Houses just like everyone else. 

So what I am asking, is how can I better articulate what I do and why a random property seller should call me rather than the other hundred guys with signs all over my town?

I have a big library of courses currently it takes up 3 rooms of my office.  My library is literally hundreds of real estate investing courses.   For commercial courses, I would recommend in this order

1 Scott Scheil

2 Dave Lindahl

3 Ron LeGrand (not sure if you can even buy this one anymore)

Each of these courses cover locating, evaluating, and financing commercial property with creative options.

Bigger pockets rules prohibit me from talking about my group.  Its a large club of investors who have various skill sets and experience levels.  What I have found is that in a group of experienced investors, new investors are reluctant to speak up and tell me what they want.  I guess its a fear thing, but the why is irrelevant, I need the info.  thank you all for your replys.  It looks like wholesaling is a good intro for new people.  Its easy to understand, and pretty much anyone can do it with little training, and a handful of legal docs.

Thats sort of my problem.  I want to prvide education to my group that fits the needs of my group.  So what I end up doing is giving them all a little bit of everything.  I try to hit everything from wholesaling, landlording, flipping, private money, notes, etc.  I wonder if this is the right approach?

This question is for the new investors out there and people who havent really started investing yet.  What do you want to learn?  What do you think it will take to get you through your first deal?  What scares you about real estate investing?  Why are you interested in real estate investing?  Any feedback is greatly appreciated.
