I manage mine myself as I am a licensed property manager. I have heard mixed reviews for basically every company in town really best option is to interview them and see who fits best.

As a local investor and realtor. It's partly because of a great housing market and it getting very easy to get a loan again as well as those new units. The units are so new they haven't all been rented but are still counted towards that vacancy rate.

If it's west central around 10th st. your friend is probably right. If you go way north near N60th that neighborhood has doubled in value in the last few years. South near 57th st is middle class people with poor money habits. I.E. Have money but spend it on things nobody needs, sports, boats, cars, etc. perfect rental population. The east side had a bad reputation for being "ethnic" but again that's near 10th st area again. As you go south from there the neighborhoods go up in value dramatically. Once you hit 41st st and down you're in $400,000 territory. All along the south side of town is the rich neighborhoods anywhere from Louise ave. east south of 57th st is upper class. As far as rental neighborhoods it depends on what kind of buy and holds you want. If you want lower income tenants and higher cash flow properties hit those places if you want stable high income tenants and higher appreciation with lower cash flow hit the wealthy neighborhoods.

I know some of the Sioux Falls inspectors have taken on others to help them out as they have come to inspections of mine. My best advices would be to contact them directly. Best of luck!
