I'm looking at purchasing a large property and redeveloping it into an 11 unit rental. This is my first investment property, however I own and operate a mechanical contracting business with my father who is a former GC up until the 08 crash (until now, he has looked the other way when we discussed real estate investing). We have 7 guys in the field and I'm comfortable with the work needed to redevelop this property in stages. My wife and I want to open our own LLC separate from the business and purchase this property. What is the best way to go about purchasing this property? We plan on having a lease agreement for $2000 to our business. And we are not opposed to renting our current house and living in the property for the rehab. We want to buy the property first so we can manage the payment and do the redevelopment in stages vs one loan to do it all at once.
