As you can imagine, there are a number of ways to get leads.  I can't say that there really is a 'best' method.  I think you'd have to evaluate your own situation and make that determination.  Look at how much money and time you have.  Direct mail, driving for dollars, pay per click, bandit signs and the list goes on and on.  Each one requires a different amount of time and money.  That answer may not be what you were hoping for.  If that's the case then evaluate the amount of time and money you have.  Pick a marketing strategy and go for it.  Give it time to work.........3-6 months and then evaluate the results.

@Thomas Franklin................FYI, I was informed by Bigger Pockets that they have an issue with me calling you stupid.  Although, they seem to have no problem with you calling me lazy.

For the record, I'd like to say that this is a forum where investors are exchanging thoughts and ideas.  You should always keep an open mind when asked a question.  Don't assume that you are being attacked.  Some questions are simply that, a question.  

There are plenty of new investor/wholesalers that are looking for advice and guidance.  This can be a scary time for them.  Often times they are too afraid to ask a burning question.   It can be intimidating for them especially when someone with years of experience brings down the hammer or tries to make them feel foolish for asking the question.

Luckily I am not new to investing and I don't shy away from bullies.  

We all should be positive and try to be helpful.  We all are in this together!

For me the title company (attorney in North Carolina) comes into play when I have an agreement with the seller/owner and I've assigned my contract to an investor/buyer.

However, if you are uncertain about how it all comes together.  You might want to touch base with a local title  company.  I hope this helps

Check with your local title company, attorney or whoever does the closings in your area. They should be able to give you a fairly accurate cost. If that doesn't work for you then you should touch base with other investors in your area or your local REIA.

I don't completely understand your second question, sorry.

@Jay Hinrichs.........Thank you so very much for offering me your thoughts on this issue.  As I mentioned in my post, I am a licensed Broker.  I'd heard from various sources regarding wholesaling a contract vs the house.  I was only curious as to the opinion of others on this subject.

To get it under contract ask the seller how much he needs to sell it for. Negotiate and hopefully you'll have a good deal. Once that happens, use an assignment contract to assign to and investor/buyer. These are usually fairly easy to obtain. Try your local REI or ask a wholesaler for it.

@Thomas Franklin, I have a question.  It's only a question.  I have my brokers license so I don't fall into the illegal area of wholesaling.  

My question is this:  Is it legal to market and assign the contract that a wholesaler has?  I'm not talking about advertising the house, only the contract.  Again, I am licensed.  However, I'm curious about this point.............Thanks
